Policies

Hilltop at Great Barrington is our personal home and has been in the family since it was constructed in 1986. It is not a short term rental investment and we hope you will enjoy with that in mind. Due to the nature of the property, a deposit and short term rental agreement are required. To avoid surprises please read the following policies.

Payment Methods -- Only Credit Card payment methods are accepted.

Cancellation Policy

Guest receives 100.00% (less $50.00 taxable cancellation fee) if cancellation occurs at least 30 days before arrival; Guest receives 50.00% (less $50.00 taxable cancellation fee) if cancellation occurs at least 7 days before arrival; No refunds within 7 days of arrival.  IF WE ARE ABLE TO REBOOK AT THE SAME OR BETTER PRICE AFTER YOUR CANCELLATION, WE WILL REFUND EVERYTHING BUT THE CANCELLATION FEE!

First Payment -- 100% required up front

Security Deposits

We place a hold for $1000 on the credit card used for booking for the security deposit. We do not process a charge for the deposit. The hold is placed two days before your scheduled arrival and released five days after your departure, assuming there are no damages.

Short-term Rental Agreement

A short-term rental agreement is required for both of our protection. You can review the Agreement here.

Check-in/Check-out

Please inquire if you need early check-in or late check-out.  We are happy to accommodate you if we can (early check-ins and late check-outs are contingent on whether we have immediately preceding or following bookings and cleaning crew scheduling).

Check-in -- 3:00 PM

Check-out -- 11:00 AM

Occupancy Restrictions

Minimum Age Of Primary Renter -- 25

Guests -- Between 1 and 6 allowed

Adults -- Maximum of 6 allowed

No third party bookings - the individual making the booking must be present during the stay.

Pets -- None allowed

Stay Restrictions -- Minimum stays are set seasonally and maximum stays are 29 days unless otherwise agreed. For stays of two weeks or more, weekly cleaning service is included in your stay and is required.

Booking Window

Lead Time -- Earliest arrival at least 1 day from date of booking

Max Availability -- 365 days in the future

Arrival Day -- Any day allowed

Departure Day -- Any day allowed

Weekend Nights -- Friday - Saturday

Cleaning

We do not charge extra for cleaning after your visit. One cleaning per every two weeks of your stay midway through your stay is included. Additional cleanings are available at cost if you desire.

Quote Expiration -- Our price quotes for your stay are valid for 10 days

Restrictions

Events/Parties - Not Allowed

Smoking/Vaping - Not Allowed Inside

Smoking is permitted in the outside areas ONLY - butts must be appropriately disposed of and NOT thrown into the woods! Disabling of smoke monitors is strictly prohibited and may result in termination of stay.

Fire Pit - no cutting of any trees on the property, whether standing or fallen - please use only provided or purchased firewood and kindling.​

House Access

There are two steps to access the house, and 11 stairs to get to the second level. 

 

Security Cameras

We have security cameras at the front door, the north and south exteriors and a backyard vista view-only camera. Our guests can monitor them on their phones for their own security purposes (not that security is an issue at the house) during their stay or we are happy to shut off all but the front door camera if so desired. No living spaces are monitored. 

 

Hot Tub is not fenced but the cover is secured. Absolutely no glass around or in the hot tub. No children under 12 in the hot tub without  adult supervision. Please use appropriate caution in and around the hot tub and follow conventional medical guidance regarding use with alcohol, while pregnant, etc.

Deck Railing - The wire deck railing is designed to prevent falls from the deck, but is not designed to support the weight of someone standing on it.
